Lift maintenance contract renewal – have you had a look at this?

Background

The Council is seeking to enter into a new lift maintenance contract. There have been two letters received to date at the moment and the second one possibly poses a few questions?

First letter

This letter is dated 8th November 2018 and refers to what is being proposed.

Second letter

This letter is dated 29th March 2019 and is addressed to a two bedroom property in 10+ storey building in Fontley Way, SW15. It states that the estimated charge for the first year is £72.50 for the estimated block costs.

Thoughts?

There are two parts of a block lift charges, ‘lift running cost’ and ‘lift repairs’. The example below, for the same two bedroom property was £115.49 altogether. See below photos.

So what are leaseholders actually paying for? Is the £72.50 a quote for the ‘running cost’ and ‘repairs’ or just one or the other?

The estimated charge is for year 1 thought what about the other years?
