Do you ever look at the itemisation of your service charges?

Background

When it comes to service charges, there is a ‘summary of costs’ which is provided. This is the sum of various items for both block and estate charges. An example if below;

Do you know that, as a leaseholder, one can ask for more detail?

Referring to the ‘Block Costs’ in the example above you can see that the ‘Repairs’ charge was £8,471.79. How this charge was itemised is as follows;

Is enough information provided?

There seems to a fair few gaps in the description fields. Given these ‘repairs’ are being paid for then one might think there needs to be more explanation as to what is being paid for?

It’s not clear whether any ‘repairs’ are repeats. In the ‘communal drainage’ charges the following is stated – “TO UNBLOCK A FOUL OR RAIN WATER DRAIN US ING ELECTRIC-MECHANICAL MACHINE FROM NEAR EST ACCESS POINT TO NEXT INSPECTION CHAMBER’. It’s mentioned four times so has the same item been repaired four times?

‘Repairs’ charge

From the itemisation of the ‘Repairs’ service charge you can see that there is more information which might be of interest. Summing up the various ‘Repairs’ section it looks like this;

What’s this ‘Plus Minor Repairs Commission Fee’?

Did the notice that for the ‘Minor Repairs Commission Fee’ the charge was £1,708.85 which is 20% of the ‘Repairs’ charge(!).

Within the Council’s ‘Service Charges explained’ 2018 booklet this is described as follows;

“Minor works commissioning fee

A fee is added to all repairs and maintenance costs and it is included in the total amounts shown for estate, block and lift repairs. This covers technical, supervisory and administrative costs associated with repairs and maintenance works’.

Can’t see that this description states that this is 20% or even how this is calculated. Can you?

Labour, don’t you think the latest campaign material is off the mark?

Have you read the latest campaign material from the Labour Council candidates?

The question should be asked whether they are in touch with the ward?

Let’s start with the first page….

Who is Claire Gilbert?

Has anyone else noticed that one of the ward Labour Councillors has silently disappeared from the Roehampton radar and popped up to campaign in West Hill ward for a seat? Check out the Twitter link which proves this – https://twitter.com/angelamireland/status/985479887111753728 . There’s been no farewell, no thanks for the memories, no “Thank you Roehampton & Putney Heath for having elected me in 2010 and 2014 and it has been a pleasure serving the community for eight years”.

Then the potential replacement, Scott Couldridge, came and went, with no explanation. Bye Scott, it was a pleasure knowing you……..sorry, who were you again?

Now, we have Claire Gilbert, who attended The Putney Society Hustings on 18 April 2018 and did not contribute much to the discussed topics. Hmmmm……”Claire has immersed herself into the community and the issues our residents face”. Really, this leaflet is the first many residents have heard of Claire……..

House price and rent comment

Let’s take the comment, “In Roehampton the average rent for a 3 bedroom house is £1924 per month and the average price for a 3 bedroom house is over £609,000”. Okay, what’s the reason for using these figures (and where did they come from). A three bed maisonette on the Alton Estate does not go for these figures….

The following is an example of a 3 bedroom maisonette on the Alton Estate which is £1,600 per month.

Now for the second page………..

If elected, the Labour Party commits to the following;

  1. Low Council Tax with the right values,
  2. Build more genuinely affordable homes,
  3. Cleaner air, greener and safer neighbourhoods,
  4. Guarantees bin collections and improvements to recycling, and
  5. High quality schools.

Hmmm…..no mention of (for example)………..the following local concerns…………………;

  1. Retro-fitting water sprinklers,
  2. Alton Estate regeneration,
  3. Make sure the Roehampton University portacabins are removed in just under two years,
  4. Work with those dissatisfied residents whom had double glazing installed,
  5. How they will assist those residents who have been hit by large service charge bills (notably through installation of double glazing) and will be further pressured by retro-fitting water sprinklers,
  6. The constant fly tipping on the Alton Estate, and
  7. Actually doing something about car parking pressures.

Let’s see what the 3rd May Local Borough Council elections hold for us.
