Double glazing major works – service charge add on two years after paying for it?!

Background

Some leaseholders are have been notified that they will be charged an additional cost for major works that were first paid for some two years ago. Yes, really, two years ago.

Timeline

The following will highlight copies of the letters which provide the following timeline:

  • 24th March 2016 – leaseholders received a letter from the Council which outlines the proposal for major works to take place which will include “window renewal, external redecorations and associated works”. At the time the estimated cost was £10,100.00.
  • 12th September 2016 – leaseholders receive another letter regarding the works which states the estimated costs as £9,446.27.
  • 1st October 2017 – Invoice is received which states the charge is £9,446.00.
  • 11th November 2019 – Yes, more than two years after the Invoice, another bill for the service charge is shown to be on its way for another £833.92. This was without warning or any indication that this could happen.

Please note that amounts will vary between flats due to various reasons and this one flat is used as an example.

Kick in the guts?

Obviously this would be an unwelcomed addition to anyone’s pocket though for some leaseholders this would be a step that is just too far. Imagine being one of those on the Alton Estate, taking Kimpton House as an example. They have had the following within the last 12 months:

Where are the ward Councillors?
